10-mile MOB /Ambulatory Surgical Center

4-level medical office bldg (150k sf) from which 20k sf was a surgical center on level 1. MOB mechanical infrastructure was air-cooled VRF (all except ASC area). ASC mechanical system: (1) dedicated AHU for the surgical procedure rooms & (1) AHU for the pre-post recovery area each with its own dedicated hydronic cooling & heating system (boiler & chiller design with steam humidifier system) & VAV terminal boxes. Facility also had a “shared” bulk oxygen tank serving all tenants medical oxygen needs.
